2026 September Real Estate Market Report Update Middlesex County NJ Russell Hayek

The September 2026 Middlesex County real estate market saw an increase in single-family home sales and available inventory compared with last year. There were 640 new listings, compared with 662 in September 2025, while 480 homes closed, up slightly from 473 last year. The median sales price increased to $588,750, up 2.4% from $575,000 a year ago. Homes took an average of 41 days to sell, compared with 37 days last September, and sellers received an average of 101.4% of their asking price. Inventory increased to 1,375 single-family homes for sale, compared with 1,136 a year ago, giving buyers more choices. Year to date, 3,907 homes have closed, an increase of 20.1%, while the median sales price stands at $575,000. Overall, Middlesex County experienced steady sales activity and more available inventory, while September's median home price remained slightly higher than a year ago.
