The September 2026 Middlesex County real estate market saw an increase in single-family home sales and available inventory compared with last year. There were 640 new listings, compared with 662 in September 2025, while 480 homes closed, up slightly from 473 last year. The median sales price increased to $588,750, up 2.4% from $575,000 a year ago. Homes took an average of 41 days to sell, compared with 37 days last September, and sellers received an average of 101.4% of their asking price. Inventory increased to 1,375 single-family homes for sale, compared with 1,136 a year ago, giving buyers more choices. Year to date, 3,907 homes have closed, an increase of 20.1%, while the median sales price stands at $575,000. Overall, Middlesex County experienced steady sales activity and more available inventory, while September's median home price remained slightly higher than a year ago.

Middlesex County NJ Real Estate Market – August 2026 The August 2026 Middlesex County real estate market saw more single-family homes coming onto the market and more completed sales compared with last year. There were 716 new listings, up 14.4% from 626 in August 2025, while 560 homes closed, an increase of 9.8% from 510 last year. The median sales price was $595,000, slightly higher than $590,000 a year ago. Homes sold in an average of 37 days, compared with 39 days last August, and sellers received an average of 101.4% of their asking price. Inventory increased to 1,382 single-family homes for sale, up 25.6% from 1,100 a year ago. Overall, Middlesex County buyers had more homes to choose from in August, while single-family home prices remained relatively steady and homes continued to sell for slightly above asking price on average.
